Before your first property viewing

A viewing is your chance to check whether the property fits your everyday needs. Compare its location, access, usable space and ongoing responsibilities as carefully as the asking price.

Prepare your questions

Ask what is included in the sale, why the property is being sold, and whether any known defects or repairs should be considered. Ask the advertiser to explain which information is confirmed and which still needs checking.

Look beyond the photographs

Check water pressure, visible damp, doors and windows, parking access and the condition of fittings. Visit the neighbourhood at another time if practical. A viewing does not replace an independent professional inspection.

Understand the ongoing costs

Request current information about rates, levies, utilities and maintenance responsibilities. Ask an appropriate professional to explain the transaction costs and documents before committing money.

Keep a comparison record

Save the listing, note unanswered questions and ask for important answers in writing. Confirm the advertiser’s authority independently and use qualified professionals for the purchase.
